Leveraging CMMS for Enhanced Facility Space Utilization

Facility space is expensive. Rent or amortized construction cost, utilities, housekeeping, and life-safety compliance all accrue per square foot, whether the space is used well, under-used, or sitting out of service while a deferred repair waits for funding. Space utilization is usually treated as a real-estate and workplace problem, but a meaningful portion of the question lives in the maintenance data: which spaces have chronic HVAC complaints, which are out of service for deferred repairs, which generate the most work orders, which are physically unfit for their currently assigned use. A CMMS is the operational data source that exposes those answers.

How granular should the location hierarchy be? Granular enough to attach an asset or a work order meaningfully. For most commercial and institutional buildings, room-level is sufficient. For healthcare, room-level plus asset-location (which wall, which fixture) matters more.

Can we report work-order density by floor plan? Yes, with CAD integration or a drawing-based overlay. Many CMMS platforms support a visual floor plan with tickets and assets displayed by location.
